1. Why is the program needed?
The Single-Family Rental Registration Program is an effective way of ensuring rental properties are registered as rentals and to enhance the health, safety, and quality of life for all residents of the City of Dallas. To facilitate neighborhood stabilization. Foster clean and safe rental properties without diminishing the availability and affordability. 3. What is needed to register my property?
Completed application, copy of government-issued ID, inspection affidavit and appropriate fee(s).

4. What is the expiration date of the registration?
Rental registration expires one year after the registration date and must be renewed ANNUALLY.

5. Are all single-family rental properties, subject to an inspection?
Yes. (1) By complaint: (2) A City inspection every 5 years and (3) By the owner or owners’ agent every year.

6. When will the inspection take place?
Once the owner or representative has been contacted by the City for an inspection or if a violation is reported.

7. What will the City look for?
Violations of the minimum property standards identified under Chapter 27, Litter 7A-18, Solid Waste Ch. 18 and any other applicable laws and ordinances.

8. Do I need to be present for the inspection?
The tenant, homeowner, or representative needs to be present.

9. Are there any exemptions, additional requirements or additional fees?
Yes, an “Affidavit” must be filed annually for each rental property with the Director of Code Compliance Services for the qualifying exemptions below:
-If no dwelling units in the rental property are leased or offered for lease and the owner of the rental property must file annually with the director, an annual exemption affidavit on a form provided by the director;
-If the owner of the single dwelling unit rental property had rented the property to tenants for a total of not more than 30 days during the preceding 12 months; If the only tenants living in the single dwelling unit rental property are individuals related to the owner by consanguinity or affinity.
-If within the two years preceding the owner of a single dwelling unit rental property had a homestead exemption for the property on file with the county appraisal district in which the rental property is located; or the property was a short-term rental.
